Empty Nester: Best Time to List?

Q: I currently own my own home but it is quite large to maintain. I was planning on downsizing once my 16 year old son left for college in 2 years but really would like to do it before then. With the current real estate market, would it make more sense for me to wait or could I look at the spring realistically to put it on the market?"

 

 

 

 

 

 

 

 

 

 

In NYC there is no "buying" season. In fact, times of the year when you would think the market would be slow (end of December, middle of August) it happens to be active. Since NYC remains such an international city, buyers from around the world are always on the prowl for an apartment. Even locally buyers have become adept to finding apartments all year round. It may not be true in suburban markets but this is another example of how the NYC real estate market remains a different animal from all others.

 

Most importantly, if you are looking to get the most for your money, find yourself a great agent, maximize the plus's in your apartment, minimize any negatives it may have, and price it in line with market conditions. That way you will get the most amount of money possible for your home in summer, spring, winter or fall.
